We shall provide a new ALTA/NSPS Land Title Survey over the subject property. The survey shall be based on an open and current Preliminary Title Report provided by the Client. The Boundary Survey will determine the property limits based on the location of existing boundary monuments analyzed against lines of record for the subject property, and will be based on an approved local benchmark (or assumed datum) for the vertical datum. In the event that boundary conflicts exist (i.e., gaps, overlaps, or encroachments), additional Boundary Survey, analysis, and documentation may be required under separate cover.

We shall perform a field topographic survey using conventional ground survey techniques to document existing site topography and planimetrics on site and adjacent to the property line. Substantial, visible improvements will be located, including buildings, walks, curbs, drives, gutters, walls, and fences. Visible indications of surface utilities lying within the project limits will be located, as will accurate lid/rim and invert elevations for drainage and sewer structures present.

We shall contract the services of a qualified photogrammetrist (aerial survey firm) to provide aerial topography and existing planimetric data for the project site. The topography will be compiled at a scale of 1"=40' (or 1"=20'), with 1-foot contour intervals. We will perform the necessary fieldwork to establish ground control targets for the aerial survey. A supplemental ground survey is often performed to verify the accuracy of the aerial topography and capture obscured elements.

Using the information prepared in the Boundary and Topography tasks, we shall prepare an ALTA/NSPS Land Title Survey over the subject property. The survey shall conform to the "MINIMUM STANDARD DETAIL REQUIREMENTS FOR ALTA/NSPS LAND TITLE SURVEYS" as adopted by the American Land Title Association and the National Society of Professional Surveyors (typically referencing the 2021 standards). The survey shall include the negotiated items of "TABLE A – OPTIONAL SURVEY RESPONSIBILITIES AND SPECIFICATIONS" (e.g., Items 2, 3, 4, 6a, 7a, 8, 9, 11, 13, 16, etc.) and will contain the standard Surveyor's Certification signed and sealed by a licensed surveyor.

If review of the legal descriptions and deeds dictates that a Record of Survey is required (per Section 8762 of the PLS Act), we shall prepare a Record of Survey in accordance with the local County Surveyor's office. The Record of Survey shall be filed with the County, and final boundary monuments shall be set upon recordation. All agency submittal, filing, and map check fees are typically paid for by the client and excluded from the base proposal fee.

We shall provide an Updated ALTA/NSPS Land Title Survey for the subject project. Assuming the client provides the prior Title Report, existing survey control, and CAD files, our crews will walk the site to verify existing conditions and perform a topographic survey of any new improvements or recent earth-moving work. Deliverables shall include drafting and call-outs of the new improvements on the updated CAD file and survey plat.

We shall prepare a [Tentative / Final Tract or Parcel Map] in accordance with the Subdivision Map Act and the local City/County standards. The map will be based upon the approved conditions. This task includes attending scheduled team and coordination meetings with the City/County as requested.

We shall prepare a Legal Description and Exhibit Map for the proposed lot(s) to be included in the recorded grant deed(s) to perfect the Lot Line Adjustment. Agency applications, submittal package processing, and payment of agency fees are typically excluded from this scope of work.

Establish a site-wide network of horizontal/vertical control to serve as the basis for subsequent boundary, topographic, or construction staking surveys. Perform a field survey to locate existing centerline monuments found to be present along the streets and all associated ties. Provide field survey cross-sections at specific intervals (e.g., 25-foot or 50-foot) from right-of-way to right-of-way along the project limits.

We shall provide a limited tree location survey to locate specific trees as requested by the client or architect. The tree locations shall be tied into the ALTA Survey coordinate system and shown on the final plat.

Scope of Work

The survey shall conform to the "MINIMUM STANDARD DETAIL REQUIREMENTS FOR ALTA/NSPS LAND TITLE SURVEYS" as adopted by the American Land Title Association and the National Society of Professional Surveyors (typically referencing the 2021 standards). This fee is NOT contingent on the successful close of escrow, sale, transfer, or refinancing of the subject property or any other conditions not under the control of this company.

We can complete this Project in fifteen to twenty (15-20) working days, weather permitting, upon your authorization to proceed. Deliverables will include an AutoCAD drawing file and PDF plot along with the Ascii point file of the survey points collected in the field.

General Exclusions and Limitations of Liability

To ensure statutory compliance and strictly manage contractual liability as required by the standard of care for Professional Land Surveying and Real Estate practices in California, all services listed above are subject to the following limitations: • Title & Encumbrance Liability: We expressly disclaim all liability for unrecorded encumbrances, easements, or title defects not explicitly disclosed in the Client-provided Preliminary Title Report. • Subsurface Risk Mitigation: To meticulously manage subsurface risk, our services are strictly limited to locating visible indications of surface utilities. We expressly disclaim liability for the location, mapping, or interference with any unmarked, unrecorded, or underground utility infrastructure. Any inclusion of underground utility mapping (such as ALTA Table A, Item 11) is based strictly on surface evidence and client-provided plans without warranty of subsurface conditions. • Discretionary Agency Actions: While mapping and survey documents are prepared in strict compliance with the Professional Land Surveyors Act and the Subdivision Map Act, we explicitly disclaim liability for discretionary agency actions, map check delays, or changing conditions of approval imposed by the City, County, or other municipal authorities. • Site Conditions & Specialty Limitations: Liability is disclaimed for any site conditions altered outside of our specific field verification timeline. Furthermore, tree location surveys are restricted strictly to spatial mapping; we make no warranties regarding arboricultural species identification, tree health, or unrecorded municipal tree-protection encumbrances.

This proposal is valid for 30 days from the date of issue. All fees are in USD and subject to a written contract prior to commencement of work.
